Who is Justin Liva?
I'm a working New Jersey real estate investor. I've been investing since 2007, and my first deal was a Hoboken condo rental.
My family has been in commercial real estate for decades, and I helped manage it. Since that first condo I've done many deals and flips.
I buy houses in New Jersey through Mojo House Buyers, I run the Liva Holdings buyers list, and I run avoidforeclosure.co. I buy five ways: a cash offer, taking over payments, seller financing, a lease option and a novation.

Why does this site exist?
Because the people who notice an empty, falling-apart house first are the neighbors and the commuters who pass it every day. When you tell me where one is, I find out who owns it and reach out about buying it and fixing it up.
The owner may not want to sell. If they don't, nothing changes. If they sell to me, I fix it up.
Is this a government website?
This site is run by Justin Liva, a real estate investor. It isn't a government website, and a report here doesn't file a complaint with your town.
